Move-out carpet cleaning: what landlords check and what to ask for
The receipt, the timing, the pet clause and what to do if the carpet was already worn out.
Most Washington residential leases require professional carpet cleaning at move-out, and most landlords want a receipt as proof. Do it right and you get your deposit back. Skip it and the landlord hires their own cleaner and deducts it, usually at a higher rate than you would have paid.
Timing
Schedule the cleaning after everything is out of the unit and before the walk-through. Empty rooms clean better and cheaper. Give yourself a day of buffer so the carpet is dry when the landlord inspects. We prioritize move-outs because of the deadline and can often do same-day or next-day.
The receipt
Ask for an itemized receipt that lists the address, the date and which rooms were cleaned. We give one automatically and will email it to your landlord or property manager on request. Take your own photos of the clean carpet before you hand over the keys.
Pets
If you had a pet, expect the lease to call for pet treatment or deodorizing in addition to cleaning. Tell us up front and we will treat and note it on the receipt.
Worn-out carpet
If the carpet is at the end of its life, Washington landlord-tenant law limits how much of the replacement cost can be charged to you based on the carpet's age. Cleaning still helps your case. Document the condition with photos before and after.
