For landlords: getting a unit carpet-ready between tenants

Clean, treat or replace. How to decide, and how to keep turnover cost down.

Every turnover comes down to one decision about the carpet: clean it, treat it or replace it. The wrong choice costs money either way. Cleaning carpet that is worn out wastes a cleaning fee. Replacing carpet that could have been cleaned wastes a thousand dollars or more per room.

When to clean

Traffic lanes, general soil, a few spots and a stale smell all clean up. Carpet under five years old with intact pile almost always cleans. This is the default and it is what we do for most turnovers.

When to treat

Pet urine that has reached the pad needs enzyme treatment and sub-surface extraction, or in bad cases pad replacement under the affected area with the carpet re-laid. This costs more than cleaning but much less than new carpet, and it is the right call when the carpet itself is in good shape.

When to replace

Matted pile that does not lift, seams separating, bleach spots, burn holes, or pet contamination across most of a room's pad. We will tell you honestly when a carpet is past cleaning so you do not pay us to clean it.
